Premises
Retail, restaurants, offices, clinics and light industrial across Santa Maria and the valley towns.
And an interval that comes from the site
Each unit gets the usual record: what it is, where it sits, roughly what age, the curb and the roof penetration, whether the economiser travels, the filter size it really takes, the electrical connections and the gas section.
Then we set the interval from what the site actually collects rather than from a standard contract. A unit on a roof with fields on two sides is a different maintenance proposition from one in the middle of town, and pretending otherwise means either over-servicing one or neglecting the other.
Twice a year, or more where it earns it
Spring, before the load
- Condenser coils cleaned from the inside face, not rinsed
- Charge verified by superheat and subcooling
- Belts, bearings and drive alignment
- Economiser dampers opened and proved to travel
- Drains cleared and float switches tested
- Electrical connections torqued, contactors inspected
- Filter loading rate noted so the interval can be set honestly
Autumn, before the cold nights
- Combustion tested on gas sections, figures recorded
- Heat exchangers inspected
- Flue and combustion air checked as installed
- Defrost proved on heat pumps
- Filters replaced with ones that fit the rack
- Outside air dampers checked for having been shut and forgotten
- Readings compared against spring and the drift noted
And what they cost you
Economisers pull field air in
An economiser is free cooling and in this climate it is available a great deal of the year, which is genuinely valuable. It also draws outside air directly into the building, so on a dusty site the filter section behind it is doing real work and wants checking on a shorter cycle.
Filters block faster than the contract assumes
A quarterly schedule written for a town centre unit is not a schedule for a building on the valley edge. We record the loading rate rather than guessing, and set the interval from it.
Extract needs make-up air here too
A kitchen or restroom fan running with nothing bringing air back holds the unit at negative pressure — which on a dusty site means it is pulling unfiltered outside air in around every door. Same physics, worse consequences.
What we turn down
Commercial refrigeration and cold rooms, which are a large part of what this valley runs on and are genuinely not our trade. Chiller plant, building management systems on proprietary protocols, hood cleaning, and anything that wants a controls engineer rather than a mechanical contractor.
We also turn down a maintenance contract on a building we have not surveyed, and we will not advise on anything that touches food handling or product storage.
